Chennai: Following the requests by the public to register plots under ‘Regularisation of Unapproved Layouts and Plots’, the Chennai Metropolitan Development Area (CMDA) has extended the deadline, owing to festival holidays.
The owners can file their documents between 13 November and 16 November. The deadline applies to all plots coming under CMDA, Directorate of Town and Country Planning (DTCP) and local bodies.
The scheme was introduced 4 May 2017, later extended in October 2017. Then the date was stretched to May 2018 and once again in November for the benefit of the plot-owners. So far, around 52,000 plots have been registered under the programme. However, it has been said there are more than 10 lakh that are yet to be approved in the State.
Speaking about the response to ‘News Today,’ an official from CMDA said, “There is a general notion that the government does not question if they fail to register. The responsibility to abide by the law should come from within and enforcing it would not fetch good response. We are performing our duty as government employees. In order to push them, we have even exempted the individual owners from OSR charges which actually brings a lot of revenue.”
“In addition to plots, we have received 2,776 requests for approving the framework among which we have accorded 2,520 documents as on 9 November,” he stated.
“We are taking measures to approve plots even if they were bought and constructed before the introduction of the scheme. The advantage of this is reselling or mortgaging the property. For reselling a property, the owner should submit letters from CMDA/DTCP or local bodies, for which the plots must be approved,” the official added.
The benefits of registering the plot includes: water and electricity connection, road facility and construction approval. The official further stated that the approval is made in three weeks on submission of patta, sale deed and field measurement book (FMB) sketch.
The registration can be done online at www.tnlayoutreg.in. Following this, the owners have to submit the documents with the local bodies for approval.
